Client

Our client, a large Saudi Arabian property management firm overseeing several high-rise office and residential buildings, sought to upgrade its facilities into smart buildings to improve efficiency, reduce costs, and enhance the tenant experience.

Issues

The firm’s buildings suffered from high energy consumption and operating costs from aging, manually controlled HVAC and lighting systems. Maintenance was largely reactive rather than preventive, leading to equipment failures and unplanned downtime. Solution

Eurogroup Consulting delivered an end-to-end smart building transformation solution. We helped the client implement a centralized Building Management System (BMS) integrated with IoT sensors to monitor and automatically control lighting, HVAC, and security systems in real time. We introduced data analytics and AI-driven controls to optimize energy usage and enable predictive maintenance, and coordinated the upgrade of critical equipment (such as HVAC units and lighting fixtures) to more energy-efficient models where necessary.

Approach

Our approach began with a thorough audit of each building’s energy usage and existing control systems to establish a baseline. We then launched a pilot program in one flagship building: installing a network of sensors and the BMS platform, and calibrating the system for optimal temperature, lighting, and access control settings. Once the pilot demonstrated significant energy savings and smoother facility operations, we rolled out the smart building technologies to the rest of the client’s portfolio in phases. During this process, we provided extensive training to the facilities management team on operating the new BMS and responding to system alerts, and we established new protocols for continuously monitoring building performance data.

We advised scheduling regular updates and maintenance for the smart systems (both software and hardware) to keep them running optimally, and providing ongoing training for facility staff as new features are added. Additionally, we suggested that the client incorporate smart building design principles and the latest IoT technologies into all future developments or major renovations, and ensure compliance with evolving energy efficiency standards in Saudi Arabia.
